ASSOCIATE DIRECTOR OF FACILITIES AND SECURITY
The Associate Director of Facilities and Security is responsible for overseeing the day to day building operations including all functions and staff of the Maintenance and Security Departments. This position directly impacts the quality of life of all residents by providing a safe, exceptional clean and highly maintained positive environment. The Associate Director of Facilities and Security also plays a pivotal role in ensuring that the community in which the building is located sees the building in a very positive light.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Ensure building compliance with all building, health, and fire safety codes.
Assist in preparation of annual building wide inspections conducted by DHS, DOH, DOB, FDNY and other agencies.
Oversight of major building equipment (heating and ventilation systems) plumbing, building structure and plant.
As a member of the building management team, work with the Program Director, Assistant Director of Social Services and case management staff to address specific resident issues and other challenges.
Respond to summonses/violations/City complaints when necessary and design strategies/systems to reduce violations/summonses.
Supervise 24/7 operations staff, including the Facilities Maintenance Supervisor, engineers, housekeepers and security staff.
Supervise housekeeping inventory and the ordering of equipment, supplies and materials.
Respond to tenant concerns and about maintenance when necessary.
Work with outside vendors, negotiate facilities contracts and resolve contract issues when they arise.
Ensure data is properly entered into maintenance connection and security database; review/prepare reports (as needed) to effectively manage building operations.
Perform other related duties as assigned.
MINIMUM QUALIFICATIONS:
Minimum of 5 years in supervisory capacity in a large residential building.
Familiarity with non-profit organizations a plus.
Training in building operations/boilers, HVAC, plumbing, electricity.
Fire Safety Director skills.
Strong verbal and written skills, computer knowledge, ability to supervise many staff and manage large residential buildings.
High School Diploma or GED minimum.
Certificate in FSD and course completion certificates preferred.
Word, Excel and general computer knowledge to utilize internal system effectively.
Experience with working with special-needs populations helpful.
